VerbaFlo, a startup building AI agents for real estate, just raised an oversubscribed $7 million Seed round led by Pi Labs.
Founded in 2024 by Sayantan Biswas, Abhishek Garg, VP Singh and Dan Smith, the startup lets real estate owners and operators automate leasing, operations, and resident engagement through conversational AI.
It works by integrating AI agents across each use case, which has been trained specifically for that task, across eight modalities including WeChat, WhatsApp, email, Instagram direct messaging and others. Each of these communication flows feed into the VerbaFlo platform, where AI agents execute conversations with potential renters and capture their intent so that real estate teams can focus on the most promising leads.
AI agents can take care of answering pre‑booking questions, capturing leads, moving them through the booking journey, and later viewings and bookings, payment and debt chasing, and rebookings or extensions.
The technology is all hinged on increasing bed occupancy for real estate owners. Biswas previously founded UniAcc, a cross-border marketplace for student accommodation, where he saw the potential for automating these processes.
“This is a high ticket size journey,” Biswas told Tech Funding News, pointing to the fact that 51 weeks of rent in London could total up to £20,000 (around $26,719).
“You can’t translate the whole journey via product or via AI, but you want someone to answer those queries. Then, the whole sales and contracting parts, and other parts, are taken care of by the teams that are already present.”
VerbaFlo helps real estate teams cut their booking process down from 30 day to 10 days or 11 days, Biswas, because AI agents are able to give answers in a matter of seconds, rather than potential leads having to wait for staffers to come online typically during “post office times” of 8am-5pm.
Biswas said that none of the customers that his company has onboarded from a free pilot or a paid pilot has curbed; today, it has 52 customers across around eight countries, he said.
The startup’s secret sauce is two-fold: its industry knowledge, and the fact that it has built a vertical AI system. Its pitch deck highlights Magic Door, EliseAI, Uniti and Surface AI as competitors, but Biswas said that his company stands out as it has built vertical AI specifically for real estate.
VerbaFlo went from zero to $1.2m ARR in 9 months, per its pitch deck, and hopes to hit $4.4m in 2026. Biswas said it is on track to achieve the goal. In all, it believes the real estate and vertical AI market is worth $150B , according to the deck.
Haatch, Navigate Ventures, Old College Capital, the University of Edinburgh’s venture investment arm also participated in the round alongside majority female-led family offices, per Biswas. The round, which was initially meant to be $5m, brings the company’s total funding to $9m.
The startup will use the fresh funds to scale to new markets, including doubling-down on the US by opening an office there. For each new market, it will also invest in research and development so its AI agents understand local nuances and cultural context in languages. It will also hire a head of Europe and recently added a head of AI. Its current headcount, which totals 74 but will grow to around 90 by the end of the year, skews 40-60 male.
Looking ahead three to five years, Biswas wants to cover the entire real estate value chain including long-term residential, hospitality and commercial buying and selling. Whilst doing that, it is building up something that’s even more valuable: data.
“We want to become the data source of the real estate world, giving them automations like, what should be the pricing like for next year? What are the types of occupancy that you can expect and anticipate? That predictive analysis is something that we’re looking forward to,” Biswas said, adding that VerbaFlo is targeting being able to provide this data by each post code.
